beforehand?
Yes, you can visit every place before making a decision.
If you’re abroad it may be possible to send photos.
How do I get in contact with the
owner of the room/flat?
If you’re already in Berlin we will give you the
contact details for the flats you are interested
in. If you’re abroad we will establish a phone or
e-mail contact.
Are there pictures available?
Yes, sometimes.
What references do I need?
This is decided by the landlord. Usually you need to provide proof of your income or savings and a copy of your passport. We will need your home address/telephone number when you register. Later if you decide to take a flat we will require your credit card details.
What if I’m a student?
Most landlords and sub-letters are fine about taking students. If not it will be stated in the property details.
How do I secure the property to
rent?
If you’re already in Berlin you must inform us of the accommodation you are interested in before you speak to the landlord. If you’re abroad you must contact us with the accommodation you want to secure and the exact dates of your stay. The landlord is not permitted to rent you the flat without our agreement.
What happens if I stay for longer/shorter
than I thought?
If you stay longer than originally stated you must inform us immediately of the new situation. If you withhold this information it will be considered a breach of contract. If you stay for a shorter period than you originally stated you are not entitled to a refund on the booking fee.
How do I pay the booking fee?
After securing a flat, we will send
you an invoice. If you are in Berlin you can come into our office and pay by cash. Otherwise we take the fee from your credit card (details given before). If you are abroad you pay the booking fee in advance to reserve the accommodation.
Do I have to pay a fee if I don’t
take anything?
No.
When can I move in?
As soon as you have signed the contract with the landlord and paid the booking fee.
What are the payment terms?
We take 15% + VAT of the monthly rent multiplied by the number of months you stay. If you stay between 6-12 months we take a one off fee of 90% + VAT. If you stay longer than a year or you move into a flat where you are the main contract holder the booking fee is 1.5 months rent
+ VAT.
How much is the deposit?
This depends on the landlord; in most cases it is one month’s rent.
What does the rent include?
Always check this with the landlord before moving in.
How do I pay the rent/deposit?
You pay this directly to the landlord.
How do I get the deposit back?
Again, this is decided by the landlord. You will receive the full deposit providing nothing has been broken or damaged during your stay and you have paid all bills. This will be paid to you in cash or via bank transfer after you have moved out.
What about contents insurance?
It is always better to have it; in some cases it is a requirement of the landlord.
What else do I need to know?
By filling out the booking form you are agreeing to our terms and conditions. Any deviation from these terms is considered a breach of contract.
